⛵️ Massive Marina Front Condo in Puerto Aventuras
I want to share a property that I think deserves a second look—it’s a spacious 5-bedroom, 4.5-bath penthouse condo right on the marina in Puerto Aventuras. I’ve seen a lot of properties in the area, but this one stands out for its size, location, and price. If you’re looking for something truly special, this could be it.
What I love most about this penthouse is the layout. It’s actually two units that have been combined into one, creating a home that feels expansive and versatile. The main floor features a large living room with vaulted ceilings and a fully equipped kitchen with an island—perfect for cooking or entertaining which is always a bonus.
But the real showstoppers are the terraces. There are two—one enclosed with large windows on the lower level and a furnished upper terrace with a palapa-style thatched roof. Both offer incredible views of the marina. Whether you’re enjoying your morning coffee or an evening cocktail, these spaces are where you’ll want to spend all your time.

RIVIERA MAYA ROUNDUP
🚆 Mexican President Claudia Sheinbaum has announced plans to extend the Tren Maya railway into Belize and Guatemala, aiming to enhance regional connectivity and economic growth. This expansion seeks to strengthen cultural and economic ties in the region but environmental concerns have already been raised. Learn more.
🌳 The Xcaret Group has been directed to reforest areas impacted by unauthorized construction activities that violated environmental regulations. The mandate requires planting native tree species and rehabilitating damaged ecosystems to address the harm caused by their developments. Read more here.
⚖️ The proposed expropriation of Calica and Punta Venado has sparked a heated debate between the Mexican government and and U.S. lawmakers. With U.S.-Mexico trade and investment ties hanging in the balance, this issue could set a critical precedent for foreign investment in Mexico. Read more.
🚨 Another allegation of police misconduct in Playa del Carmen and accusations of abuse of authority and corruption are sparking calls for accountability. A resident alleges that he was unjestly detained and then robbed by municipal officers. Read more here.

🐬 Protests erupt at a Riviera Maya resort with animal rights groups organizing demonstrations following the deaths of two dolphins, Alex and Plata, at the Barceló Maya Grand Resort in Puerto Aventuras. Activists are demanding an end to dolphin captivity across the country. Read more here.

As a passionate Mexophile and archaeology buff, I’m always drawn to the stories of individuals who have truly left their mark on the understanding of ancient cultures. Merle Greene Robertson is one of those rare figures—an artist, explorer, and scholar who brought the ancient Maya into modern view through her groundbreaking work.

💳️ Changes to INAPAM Card Eligibility for Foreign Residents in Mexico
The INAPAM card has long been a popular program in Mexico, offering those aged 60 and older discounts on public transportation, products, services and property taxes. You can find a more complete list of benefits here.
Historically, the program had been available to Mexican nationals, naturalized foreigners, and foreign residents with temporary or permanent residency. Those days are gone.
Over the past few years, the requirements for INAPAM eligibility have become increasingly tight. While INAPAM is technically a federal program, the regional offices have been allowed to operate independently, each with its own interpretation of the program and who is elegible. Although no changes have been made to the requirements on the official government website, foreign residents across the country, including the Riviera Maya, have been put-off, disuaded or flatly denied application to this program.
Over the past few years, our INAPAM offices have begun turning away temporary residents or demanding proof of property ownership. Where applications from foreign residents have actually been received, cards and access to the program have been delayed indefinitely with staff citing administrative issues like the unavailabilty of “special” cards for foreigners.
INAPAM offices in Playa del Carmen and Cancun now require foreign residents - even those with legal permanent residency - to provide naturalization certificates, effectively restricting the program to Mexican citizens.
As we know that the only thing consistent in this world is change, we suggest you visit your local INAPAM office, armed with the documentation listed on the government website, and inquire in person.
If you are an existing cardholder, you are in luck. The INAPAM card does not expire, and existing cards remain valid. However, there’s no guarantee they will remain so indefinitely. I have heard reports that the property tax (predial) discount for seniors has been denied to foreign residents presenting valid cards. Also remember, if your card is lost or damaged, it will not be replaced. Be sure to keep it in a safe place.
